Car Park Ventilation Control Panels in UAE Jet Fan, CO/NO2 Monitoring & Fire Mode
Car park ventilation control panels are safety-critical systems required by UAE Civil Defence, DEWA, and local authority regulations for all enclosed and semi-enclosed parking structures. They manage jet fan and centrifugal ventilation fan sequences, monitor CO and NO2 levels through field sensors, execute fire mode responses to trigger full-speed evacuation ventilation, and integrate with the building’s fire alarm and BMS infrastructure. Team Switchgear and Control LLC designs and manufactures custom car park ventilation control panels in Dubai commissioned across residential, commercial, and mixed-use developments throughout the UAE.
System Functionality
- Normal mode ventilation scheduled or demand-controlled ventilation based on CO/NO2 sensor inputs via variable speed or staged fan control
- Fire mode automatic transition to full-speed ventilation on receipt of fire alarm signal; overrides all normal mode logic
- CO/NO2 monitoring 4-20mA or Modbus input from fixed gas detection sensors; configurable alarm and trip thresholds
- Jet fan sequencing individual and grouped fan control with staggered start to limit inrush current
- BMS integration Modbus, BACnet, or hardwired interface to building BMS for monitoring and alarm reporting
- Manual override local and remote override for maintenance and fire brigade access
- Fault monitoring individual fan run/fault feedback, sensor health monitoring, and remote alarm relay outputs
- Emergency generator changeover automatic load transfer for critical ventilation circuits
Applications
- Basement car parks in residential towers, hotels, and mixed-use developments
- Multi-storey above-grade parking structures
- Underground retail and commercial parking
- Airport and transport hub parking facilities
What CO level triggers ventilation activation in UAE car parks?
UAE Civil Defence regulations and NFPA 88A guidelines typically require ventilation to activate at a CO concentration of 25–50 ppm (alarm level) and to reach full ventilation capacity by 100–150 ppm (high alarm level). Our panels are configured with adjustable thresholds during commissioning to match the consultant specification and the authority approval requirements. All threshold settings are recorded in the commissioning certificate supplied with the panel.
Can the car park ventilation panel integrate with the fire alarm system?
Yes integration with the fire alarm control panel (FACP) is a standard feature. The ventilation panel receives a volt-free contact from the FACP and immediately transitions to fire mode: all fans run at 100% speed, all normal mode inhibits are overridden, and a fire mode active signal is sent to the BMS. The panel remains in fire mode until the FACP signal is cleared and the panel is manually reset by authorised personnel.
