What is the difference between a DDC panel and a BMS?
A DDC (Direct Digital Control) panel is the field-level hardware – it houses the BACnet controller, I/O modules, and communication interfaces that directly read sensors and control HVAC equipment such as AHUs, FCUs, chiller pumps, and damper actuators. A BMS (Building Management System) is the supervisory software layer – it communicates with all the DDC controllers in a building over BACnet, displays the complete building system graphically, manages alarms, generates energy reports, and allows operators to adjust setpoints from a central workstation. Team Switchgear supplies both – we manufacture the DDC field panels in Dubai and configure the complete BMS head-end (Desigo CC or WebCTRL) under a single project scope, providing a complete BMS turnkey with one point of accountability.
Do HVAC BMS systems in UAE need to comply with DEWA Green Building regulations?
Yes. Buildings in Dubai classified under DEWA’s Al Sa’fat Green Building Rating System (mandatory for new buildings from 2016) must include energy sub-metering and monitoring capable of producing DEWA-compliant energy consumption reports. This means the BMS must include kWh metering for HVAC, lighting, and other major loads, with logging at 15-minute intervals and the ability to generate annual energy reports per DEWA’s energy monitoring requirements. ALC WebCTRL includes an ASHRAE 50/50 Energy Reports module that generates DEWA-compatible energy data. Siemens Desigo CC includes ISO 50001-aligned energy analytics. For Abu Dhabi Estidama projects, the Pearl Rating System has specific energy monitoring requirements aligned with ASHRAE 90.1 that our BMS designs address at the points schedule stage.
